What does a GPI Structual Guarantee™ cover?

A GPI structural repair guarantee provides protection against specificed defects or issues affecting the building's structural elements following completed repair works. The level of protection depends on the terms and conditions of the individual guarantee. 

Depending on the guarantee issued, a GPI Guarantee™ may include:

• Foundations — movement, cracking or failure resulting from the repaired defect.
• Load-bearing walls — significant cracking, movement or structural failure.
• Beams, joists and structural floors — defects affecting their structural integrity.
• Roof structure — rafters, trusses or other structural components, where included.
• Structural cracking or subsidence — where the guarantee specifically relates to the repair of these issues.
• Remedial work required to put a failed repair right — including associated labour and materials.

What is Not Typically covered?

Structural guarantees do not generally cover cosmetic issues such as decorating, minor shrinkage cracks or normal wear and tear. Damage caused by alterations, inadaquate maintenance, accidental damage or other exclusions specifed within the guarantee may also fall outside of the cover provided.
